Major construction projects are underway along both banks of the Han River in Da Nang City, central Vietnam, where modern high-rises, expansive green initiatives, and revised urban plans aim to revitalize the coastal city’s riverfront.

Following the Lunar New Year celebrations, workers were seen landscaping and watering newly-planted grass at the Da Nang Software Park No. 2.

This key project, which was opened last month, features a complex of modern buildings spanning 2.8 hectares near the base of the Thuan Phuoc Bridge.

Across the river, on Le Van Duyet and Tran Hung Dao Streets, as well as near the Tran Thi Ly Bridge, large-scale projects are also taking shape. 

Along Bach Dang Street in Hai Chau District, several high-rise buildings have already been completed, with additional projects underway, including a premium 33-story building on a prime land lot.

In addition, a mixed-use commercial, residential, and luxury apartment project near the Tien Son Bridge in Hai Chau District is already in progress, further contributing to the city’s rapidly evolving skyline.

According to the Da Nang Statistics Office, the city’s construction and real estate markets have overcome major challenges and are now poised for a strong recovery. 

Recent legal and financial adjustments, including the resolution of corporate bond market issues and the new Land Law set to take effect in August 2024, are expected to revitalize investment and development.

Several large-scale projects made significant progress last year, with notable developments including the Filmore, a riverside tourism service area, an apartment complex east of Tran Hung Dao Street, and The Estuary Tuyen Son.

As the city skyline grows, public concerns about urban density and environmental impact have emerged. 

Residents have urged Da Nang authorities to revise riverfront zoning plans to limit high-rise construction along the eastern bank and ensure better integration with natural landscapes extending to Man Quang Bay.

In response, the Da Nang Department of Construction confirmed that two major riverfront projects -- an integrated real estate and marina complex and the Olalani Riverside Towers -- are currently under review to align with the city’s latest zoning plans.

On November 7, 2023, the municipal People’s Committee approved updated zoning regulations for the Han River and its eastern shoreline. 

Authorities are prioritizing lower construction density, increased green spaces, and improved public access to the riverfront. 

Future projects will focus on expanding public walkways, incorporating green corridors, and enhancing riverside transportation connectivity.
